Access Statement
Introduction
We aim to cater for the needs of all visitors to our home - all our accommodation is ground floor in a modern 5 bedroom
bungalow with two purpose built (in 2007) en-suite bedrooms dedicated to bed and breakfast guests. Because the B&B accommodation
was recently purpose built it conforms to all current Building Regs and requirements. The following statement is a summary
of what we offer. If you have any specific questions please don't hesitate to call - and we will endeavour to help.
Pre-Arrival
- The small village of Scamblesby nestles in the heart of the Lincolnshire Wolds and is not well served by public transport. Unless
you are walking/hiking the most viable option is to arrive by car/motor cycle. The nearest bus stations are Louth (7 miles) or
Horncastle (6 miles) Both towns are well served by taxi companies (see below) The nearest Railway stations are
Grimsby (22 miles) Lincoln (23 miles) or Newark (43 miles)

Arrival and Car Parking Facilities
- On arrival at our property there are double gates at the roadside which remain closed (unless opened for use!) but
never locked. There is a large, flat gravel drive with ample parking available and one concrete hard-standing parking space
which is designated for B & B visitors. This parking space has a level concrete path 1 metre wide leading to the guests
front door.
- We can assist guests with luggage
- Our home is easy to find - in the middle of the village, opposite the pub (which is quiet and causes us
no disruption at all)
Main Entrance and Reception
- The front door has one step 16cm high. It is made of UPVC and is light and easy to use. It is 81cm wide.
- Inside, you step into a hallway 1.1 m wide. There is wood effect laminate floor covering throughout the whole hall.
- The entire bungalow is on one level - there are no internal steps.
Public Areas - General (Internal)
- All our internal corridors are 1.1 m wide, and free from furniture/obstruction - although there is one archway where the
width narrows to only 70cm.
- Corridors have a good colour contrast and are well lit. The flooring on all corridors is wood effect laminate.
- Dog water bowl and food bowl (and food if requested in advance) are available on request
- The breakfast room and both bedrooms are on the same level.
Public Areas - WC
- Bedrooms are en-suite. No public WC is available.
Restaurant / Dining Room, Bar & Lounges, Take Away & Cafe
- Breakfast is served in the conservatory - which is approx 30 metres from the bedrooms. Furniture is flexible and
can be configured to your requirements. It is made of heavy pine - tables have underspace of 63cm and are 77cm
high, with legs in each corner. Tables are 122cm x 77cm - chairs are free standing, without arms. Menus can be provided in large
print.
- A radio usually plays BBC Radio 2 in the background over breakfast (can be turned off upon request)

- Closest shops and post offices are in Donington on Bain (5 miles) Louth (7 miles) Horncastle (6 miles)
Bedrooms
- There are 2 large ground floor bedrooms
Double Bedroom
- This is a spacious bedroom
- Door width (main & bathroom) 81cm
- At least 110cm wide route through the bedroom (ie between bed and study counter/dressing table)
- 1.4m study counter/dressing table (fixed to wall) which is 66cm high with chair provided
- 60cm gap between wall/left side of double bed.
- There is 2.2m free space between the end of the bed and the window/wall
- Furniture moveable on request
- Double bed is 55cm high but could be raised on blocks upon request
- Digital TV/DVD with remote control
- Wireless broadband internet access
- Fitted short pile carpet on floor
- En-suite bathroom (see below for details)
Twin Bedroom
- Not quite as spacious as the double room because the twin beds take up more space.
- Door width (main & bathroom) 81cm
- At least 90cm routes within the bedroom ie between beds and study counter/dressing table
- There is a 1.4 m study counter/dressing table (fixed to wall) which is 66cm high with chair provided
- 80cm gap between the two beds
- Single beds 60cm high - but can be raised on blocks upon request
- Digital TV/DVD with remote control
- Wireless broadband internet access
- Fitted short pile carpet
- En-suite bathroom (see below for details)
Bathroom, Shower-room & WC (Ensuite)
Double bedroom en-suite:
- Door width 81cm - inward opening
- Free floor space = 135cm x 115cm
- The bath edge is 52cm high - and has two grab handles moulded into the top of either side of the bath. Twist/turn taps - hot
and cold
- There is a thermostatic mixer power shower (very easy to use) fitted above the bath with a hinged shower screen from
bath top to (nearly) ceiling (ie a solid screen as opposed to a curtain)
- Non slip bath bottom - (plus rubber non slip bath mat provided)
- The wash basin is a round fronted pedestal unit with clear underspace and is 80cm high. Twist/turn taps - hot & cold
- The toilet is 40cm high -dual flush by push button on top of cistern
- The floor covering is a one piece, non-slip laminate surface.
Twin bedroom en-suite:
- As above - all the same fixtures and fittings - but in a different colour scheme and configured slightly differently
to give: -
- Free floor space 140cm x 120cm
Grounds and Gardens
- The Paddock at Scamblesby is set in 1 acre of landscaped gardens which guests are welcome to explore/just sit in the
many places provided.
- As we are a no smoking establishment this is the only refuge for smokers too.
- The grounds are reasonably level.
Additional Information
- Assistance dogs are welcome. We do have an external kennel for other dogs - but they will not be allowed indoors.
- Mobile phone reception is generally good - except for Orange
- The fire alarm is connected to the mains - so will sound throughout the whole premises. If you require assistance should
evacuation be necessary eg hearing impairment, please notify us on arrival and we will ensure you are evacuated safely.

The B&B is our home so there can be flexibility around arrival times if you are delayed
